For asset and compliance

A record of every home that holds up under inspection.

A condition record for every home. Early warning when risk rises. One timeline per home that the Regulator, the Ombudsman, and a disrepair solicitor can all read the same way.

Proof, home by home

MouldWatch is built to prove you meet the Regulator's Safety and Quality Standard for each individual home - not just across your portfolio as a whole. In force since 1 April 2024; the Regulator aims to inspect providers with 1,000+ homes at least once every four years.

Safety and Quality Standard coverage

What the standard asks. What MouldWatch delivers.

The Regulator's standard sets clear rules on the data you hold, the records you keep, and how you tell residents about timescales. For every rule, MouldWatch gives you the evidence that you met it.

01
The standard asks

Accurate and up-to-date stock information

MouldWatch delivers

Live sensor data plus case outcomes produce a property-level record that refreshes continuously. No gap between the last survey and today.

02
The standard asks

Identification and management of health and safety risks

MouldWatch delivers

Damp and mould risk is scored per property, triaged by resident vulnerability, and linked to an Awaab's Law clock the moment awareness occurs.

03
The standard asks

Easy reporting of repair needs and defined timescales

MouldWatch delivers

Residents can confirm conditions via an optional portal. Investigation, written summary, and remediation windows are tracked to the statutory timeframe for every case.

04
The standard asks

Communication of completion timescales and delivery against them

MouldWatch delivers

Every case carries the 10, 3, and 5 working-day windows and the 24-hour emergency window. Over/under performance is visible per case and in aggregate.

05
The standard asks

Complaints are handled in line with the Complaint Handling Code

MouldWatch delivers

Audit-ready timestamps for every alert, action, and outcome. The Ombudsman asks "did you do what you said you would?" - the answer exports in a click.

The property record

One home. One timeline. Every action timestamped.

Open a property and you see every sensor reading, every risk-model output, every alert, every communication with the resident, every site visit, every remediation action, and every post-fix verification - in one immutable timeline.

When a disrepair letter of claim arrives, the response is a URL, not a week of fishing through inboxes.

Record integrity

Append-only. Edits logged. Source data preserved. Built to hold up under legal scrutiny.

Fits your stack

MouldWatch is a layer, not an island.

Your housing management system stays your main record. MouldWatch adds the damp-and-mould detail and risk scoring that most systems were never designed to handle.

Housing management systems

A two-way link with the main housing management systems. Case IDs, property IDs, repair tickets, and resident records stay in sync with your main system.

Stock-condition data

Attribute-level overlay onto existing stock-condition survey data. Construction type, thermal performance, and known defects inform the risk model.

HHSRS scoring

Each case can be tagged with its hazard rating under the HHSRS (the government's Housing Health and Safety Rating System) and whether it meets the 'significant' threshold for damp and mould set out in the 2025 Regulations.

IoT and compliance portfolios

Existing smoke, CO, and heat sensors keep working. MouldWatch adds the damp-and-mould layer without displacing compliance hardware that already works.

Know your baseline

What the English Housing Survey tells you already.

7% of social-rented homes in England have damp - 8% in local authority stock, 6% in housing association stock. Serious condensation or mould affects 5% of social-rented homes.

41% of social-rented households report some condensation, damp or mould. That is how many residents experience it - far more than surveys formally record as a defect. The gap between what residents report and what surveys catch is where risk goes unseen.

9% of all dwellings in England have at least one HHSRS Category 1 hazard - approximately 2.3 million homes.

Compliance walkthrough

A working session with your compliance and asset leads.

90 minutes. Walk a live property timeline, match each part of the Safety and Quality Standard to the evidence MouldWatch produces, and map out how it connects to your housing management system. No demo script.
