Highest damp prevalence of any tenure.

Private rented homes have the most damp of any type. The English Housing Survey 2024 found damp in 10% of them - compared with 7% of social rented homes and 4% of owner-occupied. Serious condensation or mould affects 6% of private rented homes, and 46% of private renters report some condensation, damp or mould.

Awaab's Law is coming to the PRS.

The Renters' Rights Act 2025 (which became law on 27 October 2025) is the legal route. The government's housing department has confirmed the extension in its implementation roadmap; the start date still has to go through consultation. So the question is when, not whether - and the National Residential Landlords Association (NRLA) is already telling private landlords to get ready.

The PRS Database will make compliance visible.

The new PRS Database will record landlord compliance and be searchable by prospective tenants. Poor records become a competitive disadvantage; a clean, dated hazard history becomes a letting asset.

The redress exposure is already rising.

A new private rented sector Landlord Ombudsman is coming - membership will be mandatory, and government expects the service to begin in 2028. Void costs, deposit disputes, and compensation orders all trend up in periods of regulatory change - especially for landlords whose documentation is thin.
